Site Background

The site has a series of outline, full and reserved matters planning permissions which are summarised below along with an overview of the site.

The Site

The site is located adjacent to the southside of the existing settlement of Nantwich and is surrounded by predominantly residential development.

The site comprises of two distinct phases as illustrated below.

Directly to the west of the mixed use area (Phase 2) is land which now has detailed planning permission for 188 homes (Phase 1) granted under reference 21/3170N in March 2023 beyond which lies existing residential development off Broad Lane/Audlem Road, and Bishops Wood to the west of the site.

To the east is the Stapeley Water Gardens Great Crested Newt (GCN) compensation area which is separated by hedgerow field boundaries, and to the further east is the Stapeley Water Gardens residential development. To the south of the site are open fields with Broad Lane and existing residential development beyond.

Access to the development is provided by the existing traffic light junction off Peter Destapleigh Way and then via the spine road into the site, both of which already have planning permission.

The surrounding road networks are well established with Peter Destapleigh Way which runs along the northern boundary and is the main distributor road between the town centre to the west and Crewe to the east along the A500 and A51. The A500 connects to junction 16 of the M6, and the A51 runs to the north connecting the A534 and A530 to Crewe town centre.

The site is generally flat with the topography not being a constraint of the site. The change in level across the site is approximately 3m in an east-west direction.

The site is well served by existing bus services. To the north along Peter Destapleigh Way service 39 connects to the town centre and then onto Crewe via Wynbunbury. To the south of the site services 73, 75 and 51 run along Audlem Road and Broad Lane. These services also run to the town centre and connect to Audlem, Whitchurch and Market Drayton to the south.

The site itself does not have any public rights of way crossing it but surrounding the site the sustrans route 76 runs along Peter Destapleigh Way allowing for a traffic free foot/cycle path to connect to the town centre and beyond.

Full planning permission granted (ref. 21/1703N) for spine road highways infrastructure.

Phase 1 reserved matters for residential uses approved (ref. 22/3170N), pursuant to the outline planning permission.
